It always amazes me that so many people think all Realtors do the same few things to get a house sold, such as

Do an open house (To pick up buyer leads for other homes)
Run an ad in the paper
Put a sign in the yard
Make a flyer
Put the home on a  web site
Maybe even advertise the home in a magazine.
Are you thinking, "What else is there?"

I have many steps on my marketing checklist, and even though I do some of the things mentioned, none of them alone will sell a house.

There is an old saying that I often refer to: "Ads don´t sell houses, people do!" I really believe there is not a truer statement than that when it comes to selling a house.

In case you´re wondering what makes my plan so special, in a nutshell, I do whatever it takes to get your house the maximum amount of exposure.

I have tried just about everything that there is to try over the years as far as marketing a home is concerned. From my experiences I know what works and what doesn´t. In my plan I focus on only the things that work.

I have found that I must also change with the times, for example, the Internet. I have a high-ranking search engine position on many of the major search engines. My web sites are easy for buyers to use and search for properties.

Did you know that over 80% of buyers who are looking for a home, and seeking information about homes, go online to do so.

Let me explain another reason why my marketing plan is so effective. I run my business like a business. I know in order to be successful in selling homes I must use all of the correct marketing methods available today to provide maximum exposure.

One would think that a Realtor who runs his/her business like a real business should be the norm.

Oh, not so!

The vast majority of Realtors do not sell real estate this way.

There are four main points to a good marketing plan:

1.   The Agent Campaign - Since a high percentage of homes sell through other agents, marketing to the agent community correctly is pivotal to helping the seller achieve the highest price possible in the shortest time. There is more to this than just throwing your home in the MLS.

2.   The Public Campaign - The public part of the campaign includes strategies for marketing to the public. This includes mailings, customized marketing materials, flyers, and easy direct phone and email contact.

3.    The Web Campaign - Web marketing reaches both the public and other agents. You need strategies to reach buyers locally, nationally, and internationally. I have specific strategies for winning internet buyers and sellers. With our internet marketing package your home will get maximum exposure.

4.   The Customer Service Campaign - Everyone talks about customer service. Few have a strategy to implement customer service as a top priority in their business.

This allows you to know what agents and buyers are saying about your home. I give you a weekly report with the status of all showings.
I am easy to get in touch with. Most of the time I will answer your calls. However, there will be times when I will not be able to answer, but I will return your call promptly.
Constant Communication. I will keep you up to date on what is going on with the sale of your home. You won´t be left "wondering" what is going on and if I am working to get your home sold.

I have found that there are three main reasons that prevent homeowners from changing Realtors:

1. People just don't like change.

2. People don't like to hurt other people's feelings.

3. Some sellers just don´t want to sell their home.
